Robert son of John was the kinsman and heir of Beatrice who held of ‪ Richard II and he died a minor in ‪ Richard II ’s wardship. Margery held his lands in dower or otherwise for life of the inheritance of Margaret wife of John Tirwhit and Ellen wife of Christopher Conyers , daughters and heirs of Thomas Rolleston and Beatrice his wife, sister and heir of Robert son of John.

1/3 manor of Ingleton and 1/3 advowson of Bentham church, namely presentation every third time of vacancy,
in dower by endowment of Robert son of John, her former husband, of the inheritance of Margaret wife of John Tirwhit and Ellen wife of Christopher Conyers , reversion to Margaret and Ellen as Robert’s kinswomen and heirs as in the writ, because he died without heir of his body.
The 1/3 manor and advowson together with the other 2/3 are held of William Lord Fitzhugh , service presently unknown. In the 1/3 manor there are 1/3 site with building, 1/3 garden and 40 a. demesne arable, demised together for 16s. 8d. yearly at Pentecost and Martinmas; 15 a. meadow, each acre worth 20d. yearly, sum 25s. and demised to tenants for this sum at the same terms; 6 messuages and 6 adjacent bovates, each messuage with adjacent bovate demised for 6s. 8d. yearly at the same terms, sum 40s.; 6 cottages with 6 a. land in adjacent crofts, each cottage with adjacent acre demised for 2s. yearly at the same terms, sum 12s.; 10 a. land in a riding (Riddyng) in Bentham, each acre demised to tenants for 6d. yearly at the same terms, sum 5s.; 1/3 water-mill in Ingleton demised for 3s. 4d. yearly at the same terms; 1/3 fulling-mill there demised for 3s. 4d. yearly at the same terms; 1/3 wood containing 60 a., worth nothing after the forester’s fee and other charges; and 1/3 perquisites of the court, worth nothing yearly after the fee of the manor’s steward. The 1/3 advowson when vacant is worth 40s. yearly.
She held
2 parts of the manor of Patrick Brompton
for life of the inheritance of the same Margaret and Ellen, by enfeoffment of Frederick Tilney, knight , and John de Skipworth to Robert son of John and herself and his heirs, reversion to Margaret and Ellen as his kinswomen and heirs as before.
The 2 parts are held of the same William Lord Fitzhugh, service unknown. In the 2 parts of the manor there are a garden in which the capital messuage was formerly situated, demised for 18d. yearly at Pentecost and Martinmas; 4 messuages and 5 bovates 1/2 rood of land, each messuage with a bovate demised for 6s. 8d. yearly, 5th bovate demised for 5s. yearly and 1/2 rood demised for 2d. yearly, to tenants at will at the same terms, sum 31s. 10d.; and 2 parts of a water-mill demised for 6s. 8d. yearly at the same terms.
She died on 4 March last. Margaret is aged 27 years and more and Ellen 26 years and more.

She held the following in dower by endowment of Robert son of John her former husband, of the inheritance of Margaret and Ellen as in 747, reversion to Margaret and Ellen as in 747.

Mablethorpe, 1/3 of the following: the manor, a messuage and 40 a. land in Mablethorpe and Theddlethorpe All Saints or St Helen formerly Andrew Arderne’s, and of the advowson of St Mary’s church, Mablethorpe, namely presentation every 3rd vacancy. The 1/3 manor and 1/3 advowson are held of the king in chief, service unknown; the 1/3 of the messuage and land are held of Lord de Roos , the heirs of John de Thymelby and others other than the king, service unknown. In 1/3 manor and tenement assigned to Margery there are the site of the capital messuage called ‘Monhanthall’ with buildings, worth nothing yearly; 47 a. arable, each acre demised to tenants at will for 8d. yearly at Pentecost and Martinmas, sum 31s. 4d. and no more because of the great repairs and the costs of repairs made and still being made to the sea-walls; 8 a. meadow, each acre demised for 16d. yearly a the same feasts, sum 10s. 8d. and no more because submerged by sea-floods this year (demerguntur & superindantur per diversas ?minas & vehementes invndaciones maris); 6 a. pasture, worth nothing this year because totally submerged by... and more common sea-floods this year (demurguntur & superundantur per ?minias & magis solito vehementes invndaciones maris); and 1/3 perquisites of the court, worth nothing after the steward’s and clerk’s fee. The 1/3 advowson of the church when vacant is worth 26s. 8d. yearly.
Aylesby, 1/3 manor, held of Robert Hilton, knight , service unknown. In the 1/3 there are 1/3 site with buildings, worth nothing yearly; 40 a. demesne land, each acre demised to tenants at will for 12d. yearly at Pentecost and Martinmas, sum 40s.; 4 messuages and 6 bovates, each messuage with a bovate demised for 10s. yearly at the same feasts, and each of the 2 residual bovates demised for 6s. 8d. yearly at the same feasts, sum 53s. 4d.; and 3 cottages with 3 crofts between them containing 3 a. land, demised to tenants, namely a cottage with a croft for 2s. 8d. yearly and each of the other 2 cottages and crofts for 2s. yearly at the same feasts, sum 6s. 8d.
Riby, 1/3 manor, held of the king of his duchy of Lancaster, service unknown. In the 1/3 there are 1/3 site with buildings, worth nothing yearly; 30 a. demesne arable demised to tenants at will, namely each acre for 4d. yearly at Pentecost and Martinmas, sum 10s.; a messuage and 24 a. arable demised to a tenant at will for 8s. yearly at the same terms; a cottage and 6 a. arable demised to tenants at will for 2s. yearly at the same terms; and 1/3 perquisites of the courts of Aylesby and Riby manors, worth nothing yearly after the steward’s and clerk’s fee.

Separate writs to escheator of Lincolnshire and escheator of Yorkshire to partition lands held by Margery in dower or otherwise for life, in two equal parts between John Tirwhit and Margaret his wife and Christopher Conyers and Ellen his wife, in the presence of John and Christopher. Lincolnshire escheator to take fealty of John and Christopher [CFR 1422–30, p.179].
