Annual values: each messuage 2s.; each virgate of arable 20s.; the 1/4 virgate of arable, 5s.; each acre of meadow 12d.; each virgate of pasture 2s.; and each 1/4 virgate of pasture 6d.; the manor of Gumley, held of the same Thomas, in which are 8 messuages, 9 virgates of arable, 9 virgates of pasture, 20 a. underwood and 3s. 5 1/2d. assize rents at the same terms as above. Annual values: each messuage 20d.; each virgate of arable 6s. 8d., each virgate of pasture 12d.; and each acre of underwood 12d.; the manors of Smeeton and Westerby, held of Richard Turvile , service unknown, in which are 8 messuages, 8 1/2 virgates of arable; and 8 virgates of pasture. Annual values: each messuage 10d.; each virgate of arable 7s.; the 1/2 virgate of arable 3s. 6d.; and each virgate of pasture 12d.; the manor of East Langton, held of Thomas Asteley of Astley in Warwickshire , service unknown, and the advowson of the church at the third turn of presentation. There are in the manor 7 messuages, 7 1/2 virgates of arable, 7 1/2 virgates of pasture, 7 a. meadow and £4 10s. 1d. assize rents at the Purification, Whitsun and Michaelmas in equal portions. Annual values: each messuage 12d.; each virgate of arable 7s.; the 1/2 virgate of arable 6d.; each virgate of pasture 12d.; the 1/2 virgate of pasture 6d.; and each acre of meadow 2s. 8d.; the manor of East Norton, held of the earl of Warwick , service unknown. There are in the manor a virgate of arable, annual value 6s.
She died on 2 June 1421. Margaret Hastynges of Devon is her sister and next heir, aged 40 years and more.

Holdings
She held no lands or tenements in her demesne as of fee or by service of the king in chief or others, but held for life the manor of Chipping Warden, the advowson of the church and the hundred of Warden by grant of the feoffees named in 834, who survive, the king's licence having been obtained and shown in evidence to the jurors [20 March 1406: CPR 1405-8, p. 165]. There are in the manor a hall with 2 chambers annexed to it, 2 granges, a bakehouse, an old dovecot, a wine-store, and the following demesne lands: 8 virgates of arable worth 6s. 8d. each; 4 virgates and 3 pieces of pasture worth nothing because the tenants of the manor and township of Chipping Warden have common of pasture there throughout the year; 13 a. meadow worth 12d. an acre; a piece of pasture called `le Hay' worth 8s.; and a water-mill. All the buildings, including the mill, are ruinous and worth nothing. Annual value of the hundred 20s. There are in Chipping Warden 18 messuages worth 2s. each, 28 virgates worth 2s. each, 15 cottages worth 12d. each and 55s. 6 3/4d. assize rents at Easter and Michaelmas in equal portions. The manor is held of the king in chief for £3 15s. paid yearly at Rockingham castle at the above terms in equal portions. On 24 July 1421 John Laurens of Edgecote, `husbondman', Thomas Brydde of the same, `husbondman', John Mylde of the same, `mylner', and many others by main force and armed in a warlike manner entered on the king's meadow called`Westmylham' in the field of Chipping Warden, part of the manor, and mowed and took away the hay growing there. She also held the following for life by grant as above: a virgate in Duston, annual value 5s., of the heirs of Lord Grey of Rotherfield , service unknown; 24s. assize rents from 1/4 manor of Great Weldon called `Latymersfee' at the above terms in equal portions, held of John Knyvet, knight , for 3d. yearly; 3 a. fallow in Dingley worth yearly 4d. an acre and held of the prior of St. John of Jerusalem in England , service unknown; 3 messuages and 3 virgates in Desborough and Rushton, annual value 13s. 4d., held of John Pulton , service unknown; a wood called `Lontelond'; 1/3 manor of East Carlton, annual value 10s., of Reynold Lucy, knight , service unknown; and £4 rent at the above terms in equal portions from a meadow in Watford belonging to the prior of Daventry , annual value nil because Margaret's husband Nicholas Merbury cut the underwood at Michaelmas last and took the profits; 5s. assize rents at Easter from land of the abbot of Sulby in Sulby; the manor of Rothwell, held of the earl of Stafford , service unknown, in which are a messuage, annual value 4s., 5 virgates worth 8s. each, and £3 6s. assize rents at the above terms in equal portions; and 1/3 manor of Little Bowden called `Latymersfee', annual value 20s., overlord unknown. Edward and Margaret were also seised for life by grant as above of a toft and 24 a. arable and meadow in Upton, held of John Knyghtley , service unknown, and demised them for life to John Ditton , who survives, for 28s. yearly which Margaret received at the above terms in equal portions. They were also seised of a piece of arable in Desborough called `Heselond' held of the prior of St. John of Jerusalem in England , service unknown, and demised it to John Pulton and his wife Joan, who survive, for a gallon of red wine worth 6d. at Christmas which Margaret received. Margaret and Nicholas Merbury , who survives, were seised in right of Margaret of a messuage, 120 a. arable, 4 a. meadow and 60 a. pasture in West Warden, annual value 10 marks, held of the bishop of Lincoln , service unknown, and by a fine levied oct. Hil. 1418 [CP 25/1/179/92, no. 34] between Thomas Wydevile , Robert Hele , John Rede, clerk , and Thomas Sutton, clerk , who survive, and Thomas Byllyng , deceased, quer., and Nicholas and Margaret, def., def. acknowledged them to be the right of Robert as those which quer. had of their gift and remitted and quitclaimed them to quer. and heirs of Robert from def. and heirs of Margaret. They were seised jointly for life of the castle, manors and advowson of Braybrooke by a fine levied [quin. East. 1417: CP 25/1/179/92, no. 24] between John Gryffyn and Thomas Wydevile , esquire s, quer., and Nicholas and Margaret, def., reversion to John Wodehous, esquire , John Merbury, esquire , William Troutbik, esquire , Robert Hele and Richard Pyttys , who survive, and Thomas Byllyng , deceased, for a year, remainder to the right heirs of Richard Gryffyn . There are in the castle and manors 15 virgates worth yearly 10s. each, 100 a. demesne pasture worth yearly 4d. an acre, and 15 a. demesne meadow worth yearly 12d. an acre. There are in the township of Braybrooke 12 messuages worth yearly 2s. each and 14 cottages worth yearly 10d. each, 20 virgates held at will worth yearly 11s. each, 52s. 5d. assize rents at the above terms in equal portions, works of 34 customary tenants in Foxton, Gumley, East Langton, Smeeton and Westerby in Leicestershire who from time immemorial at the summons of the bailiff have reaped the lord's corn for a day in autumn and can be amerced in the courts of those townships. The castle and manors are held of the king of the honor of Berkhamsted , service unknown. Nicholas and Margaret were also seised of 1/3 manor of Little Bowden called `Burtonnsfee', annual value 20s., held of Thomas Maureward, knight , service unknown, and by a charter shown to the jurors, granted it to Thomas Byllyng , Richard Colofore , deceased, and Robert Chetyngton, parson of Braybrooke , who survive seised. The tenants have attorned to them.
Date of death and heir as in 834. John Gryffyn is the kinsman and heir of Edward, i.e.son of Richard son of Elizabeth sister of Edward of the whole blood, aged 40 years and more.
